PLAN OF OPERATIONS
Avalon Capital Partners, LLC, a real estate private equity fund, was formed to purchase, renovate and sell
distressed single family residential properties. The Fund plans to focus on properties that can be purchased at a
deep discount to current market values thru a variant of methods including Sheriff's Sales, Bank Owned Properties
(REO), Short Sales, Pre-Foreclosures and Estate Sales, that will eventually sell between $300,000 to $750,000.
Each property will be properly vetted before a purchase is considered and the Fund plans to engage a third party
licensed appraiser and/or local real estate agents specializing in specific markets as part of its due diligence. Upon
purchase the Fund will utilize current relationships with building contractors to immediately begin renovations
upon closing. The scope of the renovations will range from small cosmetic projects to constructing additions and
adding new living space levels. The Fund will focus on projects that have an acquisition through disposition time
frame of from three (3) to ten (I 0) months. This timeframe includes the purchase, renovation and resale. The Fund
does not anticipate using leverage or external financing in the purchase or renovation of the properties. We are in a
unique position in the market as we have the capability to identify distressed real estate, offer to purchase for cash
with no contingencies, and close within 7 days. Purchase, Renovate and Sell. Direct Cash Flow being the result.
The Fund is managed by Avalon Capital Partners, LLC, solely owned by Jeffrey C. Chatfield,
Esq. Mr. Chatfield is a 1988 graduate of the University of Delaware with a B.A. degree in Political
Science and History and a 1992 graduate of City University of New York School of Law, J.D. degree
and is admitted to practice law in NJ and NY. As a practicing attorney focusing strictly on real estate
over the past 27 years Mr. Chatfield has closed over 10,000 residential real estate transactions
during this time and over the past 15 years has formed and represented investment groups in the
purchase and successful re-sale of numerous commercial properties as both attorney, investor and
property manager. Additionally Mr. Chatfield holds a license as both a residential and commercial
real estate sales person.
